In the theater two floors to get to the second floor you need to climb the stairs, which is on the screenshot.
Theater Coordinates X:-549.32 Y:-602.3 Z:4.98
1. Download MapEditor https://www.gta5-mods.com/scripts/map-editor
2. Download Menyoo PC
https://ru.gta5-mods.com/scripts/menyoo-pc-sp
3. Copy Theater.xml to your GTA V Folder
4. In game , press F7 > LoadMap > Type "Theater"
Better download 100% save.
5.Download the latest version object list.
